Do you design the project and plan?
We have a team of professionals in the given area of work to design and plan the project. For example, your architectural design will be done by a qualified and well experienced architects in Sri Lanka.
Do you follow Vastu principles in design?
Yes, we can design based on the Vastu principles at the client’s request. As part of the planning, we can include the service free of charge.
If I already have a home design from another builder, can you build it for me?
If the design is done and received from an architect or from a builder with the permission to build, we can do the construction on the same. However, we would screen the design and let you know if the design requires alterations to adopt our framework.
Do you design and build commercial properties?
We also build villas, small apartments, boutique hotels, and commercial structures also. Feel free to speak to our sales team to learn more.

Do you do soil test and report?
Yes, we can do a soil report for those clients who required to do. This can avoid any surprises in the middle of the construction or after the completion.

Yes, we can do a soil report for those clients who required to do. This can avoid any surprises in the middle of the construction or after the completion.

Pricing & Charges
Unlike others our prices are open and transparent. We strive to provide more value to the price you pay. If your questions are not in the list, please contact us. We will happy to help you.
Do you charge for design and plan?
We have 03 different designing and planning packages. The design fee will be waived off if the construction of the projected is awarded to us. To waive off the design fee, 80% scope of works has to be awarded as per the BOQ. If there will be some other party who will undertake the construction project design fee will be applicable. If the client requires any other services, they will be charged separately.
How much do you charge per sq.ft?
The cost per square feet vary based on the plan and design. However, our sq.ft rate once fixed will stay the same till the end of the project unless there are changes adopted by the client. For the current sq.ft rate and cost of construction, you may use our construction cost calculator.
Can I pay in instalments?
Yes, we have a payment plan which separates payments in different stages of the construction process. This will be discussed at the agreement stage.
Will the construction cost change?
No. At Hello Builders, your construction cost that was done during the planning process will be the final price. The final price may be subject to change, if there are changes or delays from the client’s end.
Do you provide structural warranty?
We have a structural warranty of 20 years. The structural warranty is subject to terms and conditions.
Do you provide maintenance warranty?
Yes, we are a pioneer in the industry to provide 1-year maintenance warranty. We provide 12 months of maintenance warranty from the time of handover. Please check terms and conditions
Do you provide warranty on appliances?
Any appliance that the supplier provides the warranty for will be applicable. The terms and conditions of warranty may differ from the suppliers. The relevant warranty certificates will be attached to your final project file. To claim warranty on the appliances, you may directly contact the supplier.
How to claim the warranty? And what if I am out of warranty period?
Any defects must be reported within the warranty period. It needs to be reported in writing to the company via support@hellobuilders.lk. If the claim is within the warranty period, it will be reviewed within 5 working days and reverted back with options.
